We recognise that buying or selling a property is one of the most important decisions you will make in your life, and we work with you, offering advice and help along every step of the way.

The Valuation

As members of the NAEA (National Association of Estate Agents), we are committed to providing you a true, fair and realistic valuation of your property. We won't over-value it, and we most certainly won't under-value it. The Instruction

This is when you instruct us to sell your property for you. We will prepare full colour particulars with floor plans as standard to bring your property to market in the best possible light. Only once you have approved them, will we commence full marketing.

Sole, Joint or Multi Agency

Sole Agency: is when you instruct just one agent to sell your property. This is beneficial to you as you pay a smaller fee and you have the dedicated attention of one agent.

Joint Agency: this is when you have two agents working on your behalf.

Multi Agency: is when three or more agents work on your behalf to sell your property.

Joint and Multi Agency will normally attract a higher selling fee than Sole Agency.

We always work on a no sale, no fee basis.

Marketing

Your property will appear on our website, Rightmove, Zoopla & Primelocation. We also advertise weekly in the local press, and one of the most effective forms of advertising is still a 'For Sale' sign. Our office is located on Barnet High Street near the market and The Spires with ample passing trade to attract new customers.

Energy Performance Certificates (EPCs)

These give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC - we can arrange this for you.

Viewings

Our team can manage the entire viewing process - you can leave keys with us or give us access to accompany all viewings. We have found that this provides a good opportunity for us to gauge the viewer's instant reaction and gather feedback for us to pass on to you.

Open Days

Some properties will benefit from hosting 'open days'. This is when we allocate one day for all initial viewings to hopefully encourage multiple offers and higher prices. Please ask us for more details.

Feedback

Sometimes purchasers are more honest without the home-owner present, which helps us give you more accurate feedback. We promise to give you feedback after every viewing. In addition, we will send you regular reports, which detail how many times your property has been viewed online and how many times the details have been downloaded, along with any other general feedback.

Offers

Our aim is for you to start receiving offers on your property within a short time of us commencing marketing. We will advise you of the buyer's position so you can make an informed decision as to how to proceed.

Property Chain

Now you are under offer, if you are not buying a new property, this is commonly known as 'end of chain'. If you are buying a property, and/or your buyer has a property to sell, then we get into a chain situation. Our job is to verify the strength of that chain, which is crucial in trying to determine how long your move will take. Typically a sale will take 2-3 months to complete from this point.

Did You Know?

The industry average for sales that complete from this stage is 60%. At Hamilton Chase it is 95% - simply because of the research we do for you this point to ensure your buyer and their 'chain' is credible.

Exchange and Completion

Once we have secured a buyer for you, we remain on hand to 'chase' the sale through to exchange. This is the point when legal contracts have been exchanged between the two parties and a deposit is normally paid of between 5% and 10%. It is at this point that a date for completion (moving date) is set. On this day, the solicitors will transfer the remainder of the funds and once they have been received, they will permit us to release the keys to your buyer.
